Communities

New homes only work if the people who already live nearby can support them. Before we submit any planning application, we consult publicly, early, and before decisions are made.

How we consult

We hold a public exhibition, publish the proposals online, and give people time to respond before anything is submitted. We meet the parish council and ward councillors. We publish what we heard and what changed as a result. This is pre-application consultation: nothing is decided when we start, and the council decides the application, not us.

What we commit to

Homes on grey belt come with conditions the government calls the golden rules, and we design to them from the start: a higher proportion of affordable homes than an ordinary site; contributions to the local infrastructure a scheme needs, including roads, school places, healthcare and drainage; and new or improved public green space, close to the homes, that people can actually use. Beyond the rules: open space that is generous rather than left over, children's play designed in, and drainage that works with the landscape.

Consultations

Land at Cherry Tree Lane, Wheathampstead, St Albans. Public consultation closed 6 October 2026. Thank you to everyone who took part. We are reviewing the responses and will publish a summary of what we heard, and what has changed as a result, before the application is submitted.
